Property Manager Duties & Responsibilities
- Be able to search for and process leases. Which includes collecting rents, making any transfers or bank deposits for rends, and verifying identities or income for future tenants.
- Be able to process evictions if needed. Be watching our balance sheet for any late rent payments and process them with authority.
- Ensure compliance of all state and federal regulations for our buildings. This includes HUD, TCAC and more.
- Be able to supervise all on-site staff, which includes groundskeepers, maintance workers and front-door greeters.
- Verify the accuracy of expense and income reports that are coming from these real estate investments. Work closely with all accounting departments to ensure that all income related to real estate is accounted for.
- Review any public notices from planning, zoning and transportation authorities or committees. And be able to handle follow-ups to these parties.
- Be responsible for any special projects assigned to you. Which may include holiday parties or thanking our tenants.
Property Manager Requirements
- Bachelor's degree required.
- An understanding of real estate leases and granting easements preferred.
- Has good people management skills and leadership skills.
- Be a self-starter and someone who doesn't need micromanaging.
- Having tenant leasing or prospecting of leases (sourcing) experience is a plus.
- Must be able to lift up to 25 pound boxes.
- Have a good familiarity with all Microsoft Office products, including Excel and Word.
